The Best Time of Year to Pressure Wash in Middle Tennessee

Timing matters more than most Mt. Juliet homeowners realize. Pressure washing at the wrong time of year can mean your siding is coated in pollen within days, your concrete cracks from a freeze, or your deck never fully dries before stain goes on. Here is how we think about the Middle Tennessee calendar.

Spring (April through May): The Best Window for House Washing

Late April through May is the sweet spot for exterior house washing in Wilson County. Pollen season tapers off by mid-April, biological growth from the winter is fully visible, and the warm daytime temperatures ensure your soft wash chemicals activate properly and the siding dries cleanly. We do not recommend washing during peak pollen — March through mid-April — because fresh pollen coats everything within days of a clean.

Fall (September through October): The Second-Best Window

Fall is our second-busiest season for good reason. Temperatures are still warm enough for proper chemical activation, leaves have not fully dropped yet for gutters, and you are protecting the surfaces going into the wet Tennessee winter. Fall washing is especially valuable for decks and concrete — you go into winter with clean, sealed surfaces that resist freeze damage much better than dirty ones.

Seasonal Notes by Service

When Each Surface Is Best Cleaned:

  • Concrete and driveways: any time the temperature is above 40 degrees; avoid sealing if rain is expected within 24 to 48 hours or temperatures drop below 50 degrees
  • Deck cleaning: spring before outdoor season, or fall before winter moisture sets in
  • Roof soft wash: any time it is not freezing; avoid peak summer heat, which can dry the surfactant before rinsing
  • Gutter cleaning: late fall after leaves drop is ideal
  • House soft wash: late April through May, or September through October

What to Avoid

Do not pressure wash during a hard freeze — water can refreeze on surfaces, cracking concrete and damaging wood. Do not wash immediately before a major rain event, because the rain can rinse away the surfactant before it finishes killing the biology. And do not wash during peak Tennessee pollen — roughly mid-March through mid-April — unless you enjoy watching yellow dust recoat your house within a week.

Book Early — Spring Fills Up Fast

Spring is by far our busiest season. If you want an April or May slot in Mt. Juliet, Lebanon, or Hendersonville, we recommend booking by February or March. Fall slots fill up by August. Summer and winter have more availability and are great windows for concrete and roof work — just not peak house washing season.
